Before: Several neighboring properties drained into theirs
In heavy rains, mud would wash onto the patio and into the pool
A French drain was installed along fence edge and bed was raised with a mortared retaining wall
Crushed granite was used to replace the dwarf mondo and soil pathway for a improved drainage substrate

On the ranch, water set in low area behind fence for several days with lawn area saturated and unable to drain
Overflow from pool was an additional contributor by draining directly into the bed
The pool pipe was extended and connected to an 18" basin. The low area was graded to flow into it
Behind property is a large culvert drainage ditch ~300' away
We installed 6" pipe with constructed custom basins like a series of locks and dams to force water uphill to the drainage
The pipe is sloped in such an manner that water is unable to flow back after filling the basin and it must drain into next pipe
Resolution-low lying area drains and flows from property
In the event the low lying area does not have time to drain an embankment was constructed
Stones are mortared and behind retaining wall is a french drain to prevent trapped water from entering structure
Mortared stone work with a footer to retain water if needed away from structure until water as time to drain through system
Gutter downspouts are connected to rain barrels and abundances in rainfall flow through drainage system to the creek
Embankment is 12" high with protected space to check for termites and areas mulched with cedar to detract bugs
